Mock-Up Window Testing in Lincoln City, Oregon

Recently, our team spent a sunny day on the Oregon coast performing AAMA-accredited mock-up window testing at the Wecoma Place project in Lincoln City. This new development will bring 44 affordable homes to the community, featuring one and two-bedroom units thoughtfully designed to support comfortable living. Wecoma Place is conveniently located near public transportation, schools, and retail stores, making it an important addition to the local housing landscape. Projects like this highlight the value of early performance verification because you should always test your mock-up.

Mock-up window testing in Oregon plays a critical role in confirming that window systems and installation details perform as intended before full-scale construction begins. During this project, our team evaluated window assemblies under controlled conditions to verify resistance to water penetration and air leakage. Testing focused on critical components such as sealants, flashing, window-to-wall interfaces, and transitions between materials. By identifying potential issues early, mock-up testing helps project teams make adjustments before installation is replicated throughout the building, reducing risk, cost, and future callbacks.

All testing was conducted in accordance with AAMA-accredited procedures and applicable ASTM standards. Water penetration testing followed ASTM E1105 in Oregon, which simulates wind-driven rain by applying a uniform water spray to the exterior of the assembly while a controlled air pressure difference is applied. This method verifies that installed systems can resist moisture intrusion under real-world conditions. Additional standards commonly referenced during mock-up testing include ASTM E331 and ASTM E547, which establish performance benchmarks for water resistance, as well as ASTM E783 for field air leakage evaluation. Together, these standards provide a comprehensive assessment of window performance and installation quality.
